Welcome!  John Tambascio, also known as JT Home Inspector, provides quick quotes, and delivers comprehensive home inspection reports by the end of the next business day on condominiums, single-family, and multi-family houses (up to four units) in the Greater Boston, MetroWest, and 128-Belt communities in Massachusetts. 

John Tambascio Home Inspections are visual and not technically exhaustive, and include examination of roofing; building exterior; structural components exposed in the basement and/or under floor crawl space and attic space (including signs of water penetration); electrical, plumbing, and heating systems; central air conditioning; general interior conditions; insulation and ventilation. A typical inspection can take three to five hours, depending on the size and structure of the property to ensure the best service.

A thoughtful home inspector and a thorough home inspection report can help prospective buyers learn more about the health of the house that may become their home. This information is equally beneficial to sellers in identifying possible concerns that future buyers may have.


LIMITATIONS OF A HOME INSPECTION

A home inspection completed in accordance with the standards set forth in 266 CMR 6.04 is not and shall not be construed to be a comprehensive architectural and/or an engineering study of the dwelling in question.  Massachusetts home inspectors are not required to test for radon or asbestos and/or inspect for wood destroying insects or investigate septic systems.  However, a client can request that JT Home Inspector test for radon and inspect for wood destroying insects in addition to a routine inspection.

Per Massachusetts regulations, our reports will inform our clients if additional investigation is required because the scope of the repair(s) is unknown; there is potential for and it is suspected that there is concealed damage; or the subject area is beyond the scope of our expertise. We are prohibited from gauging potential expenses for any possible repairs, renovations, or services.
